Q: How Do You Price My Home When I List With You?

A: This is a good question that our new clients often ask. The Winch Walton Ottawa Real Estate Team takes many factors into account when you list your Ottawa real estate with us.
 
Pricing – we look at what has sold in your area, what hasn’t sold and what your competition is. We also take into consideration what your upgrades are compared to other similar homes that have sold to get a realistic idea of what your house will SELL for in the Ottawa real estate market. (As we know 48% of homes will not sell in their contractual time.) From these two factors, we are able to price your house in a range where it will sell and not sit on the market.
 
Timing is also important. Your house will sell quicker if it is a “new” listing rather than has been listed for a while.
Often homes don’t sell because there may be some minor repairs required. This is where we can help you!
