Winch Walton Real Estate and Ottawa Staging Team responds to your question on appliance replacement

Q: Should I replace my older appliances in my home before we move

A: This question is one that can be answered in many ways.

  1. How old is your kitchen? If you are selling your home and you aren’t renovating an older kitchen then most likely the next buyers will upgrade the kitchen along with the appliances. You will not get your money back by just updating your appliances.
  2. If your kitchen is newer and you have made some recent renovations, then older appliances may take away from the look of your kitchen. If you have some older appliances and some newer ones, you might want to upgrade the older ones to match. You don’t want to have some stainless appliances and white appliances in the kitchen. It may not be a deal breaker but it will certainly be an eyesore.

Let’s take a look at the lifecycle of appliances on average:

Refrigerators – up to 15 years

Stove – 10 to 15 years

Dishwasher – 8 to 10 years

Washer/Dryer – 8 to 10

HVAC – 15 to 10 years

Knowing the lifecycle of your appliances can also help. Buyers will want to know the age of your appliances and if they are energy efficient. If you are getting near the half way to end of the lifecycle of your appliances, you may need to replace them. You don’t want the next buyers to run into problems after they buy your home.

Another option would be to offer an allowance for new appliances in your purchase agreement contract. Always check with us at the Winch Walton Team to get our professional advice on Ottawa staging. Each situation for each home is different. Sometimes an upgrade of an appliance is cheaper in the long run than to make a specific allowance for new appliances in your contract.

Not everyone wants stainless steel appliances. White appliances have been slowly gaining popularity in kitchens again. Your kitchen may just need a neutral white paint on the walls to give the area more flow and tie in with your appliances.
