Taking on a renovation can really stress you out if you don’t have a plan and a bit of preparation beforehand. It doesn’t matter which room or even if an addition is planned – time is money. Here are some pointers to make your renovation go as smoothly as possible.

  1. Find a reputable contractor

This may take a bit of time but haste makes waste when it comes to picking the right contractor for your job. Check with friends and relatives who have had a similar job done. Call up former clients and get their insight. Do your research before you take the plunge. Get estimates from at least 2-3 contractors.

  1. Meet Face-to-Face

I know we live in a world of social media but some things just need the personal touch. Have a concrete plan in mind. Not everything is driven by money. Talk to your contractor and get a written contract that outlines what work is to be done. Find out if they are using sub-contractors. Find out their availability and get the start and completion dates in your contract.

  1. What is Your Responsibility?

There are a few things you will need to do.

  • Make sure you get all proper permits so work is to code.
  • Will your contractor pick up the permits? Make sure your contractor understands that it is still your home and that clean-up is required at the end of each day.
  • Prep the renovation area by adding plastic over doorways and check if runners will be on the floors.
  • Have selections ordered and picked up in time for the start of your renovation.

 

  1. Estimation and Payment Schedule

Make sure you add 15% more than your estimate. Sometimes unexpected costs can upset your budget. Little costs can add up and sometimes delays happen. This can cost you both time and money. When setting up a payment schedule have some milestones specified, not dates. By doing this you can see what still needs to be done and then you can give a list to your contractor of any uncompleted tasks. Once all items are completed, and you and your contactor are in agreement, you can provide the final payment. Most areas in Canada will allow you to hold off any payments for the last 10% of the contract for 45 days. This way it will ensure all sub-contractors have been paid.

  1. Move Out if You Can

If you can get out of your home during the most destructive part of the reno, do it! It is really hard to live through the mess of drywall dust and seeing your home in disorder. Take a mini-vacation for a few days or move in with family or friends during this time.
